Meet Simon Bushell: F&P Agency’s New Managing Partner for Thame

F&P Agency is proud to welcome Simon Bushell as our new Managing Partner for Thame and the surrounding villages.

A passion for property has been a constant throughout Simon Bushell’s career.

After spending many years in senior sales and marketing roles within the technology sector, Simon developed extensive experience helping clients navigate important business decisions, build trust and achieve successful outcomes. Alongside his professional career, property remained a personal interest, from buying and renovating homes to building his own dream home in South Oxfordshire.

That combination of hands-on property experience and a successful career in property technology ultimately led Simon to estate agency. Today, as F&P Agency’s Managing Partner for Thame and the surrounding villages, he combines commercial expertise, local knowledge and a highly personalised approach to help buyers and sellers make informed decisions with confidence.

We spoke with Simon about his journey into property, why he believes relationships remain at the heart of great estate agency and what clients can expect when working with him.

Simon, could you share a little about your professional background and what led you to a career in property?

I’ve had a long career in sales and marketing in the technology sector but always been passionate about property having bought, developed and sold houses in the UK and Europe. My last company was in property technology, providing a solution to report and manage property repairs and maintenance, so I had quite a lot of exposure to the property market and the ecosystem around it. I took a career break to build my dream home and decided that I would put what I had learned from that and the Prop tech experience to good use in a new career in estate agency.

What’s your personal connection to Thame and the surrounding villages?

I moved to south Oxfordshire from South Bucks to build our new home in Sydenham, a few miles from Thame, so I’m a local now and love the area. I want to spend as much time as I can here so decided to make my work here as well.

In your experience, what really sets Thame apart as both a place to live and a property market?

It’s an area that perfectly balances rural charm with modern convenience — offering picturesque countryside, thriving market towns, excellent schools and a true sense of community, all within easy reach of London and Oxford. From the character and vibrancy of Thame itself to the surrounding villages and rolling Chiltern countryside, it is easy to see why the area continues to attract families, professionals and those seeking a better quality of life.

What do you believe clients value most from an agent in today’s market?

I believe clients value honesty, communication and trust above all else. Property decisions are often the biggest financial and emotional commitments people make, so they want an agent who is approachable, knowledgeable and genuinely invested in achieving the best outcome for them. In today’s market, where information is readily available online, the real value comes from expert guidance, local insight and proactive support throughout the entire process. Clients want to feel informed, confident and looked after from the first conversation through to completion.

How does the F&P Agency model allow you to deliver a better experience for your clients?

The F&P Agency model gives clients the best of both worlds. As a local business owner, I can provide a highly personal, responsive service with a genuine commitment to every client I work with. At the same time, I have access to the marketing, technology, professional network and brand strength of an established agency. This means clients benefit from tailored advice, direct access to their agent and a more hands-on experience, while still enjoying exceptional exposure and marketing reach for their property

What can clients expect when they choose to work with you as their agent?

As Managing Partner for Thame and the surrounding villages, I bring a fresh perspective and a highly professional and client-focused approach to the market. I pride myself on offering honest advice and exceptional service. Combining strong commercial experience with detailed local knowledge, I help buyers and sellers make confident, informed decisions — whether identifying the right location, finding the ideal family home, understanding schooling options or maximising a property’s value before coming to market.

Finally, what would you say to homeowners or buyers who are considering working with you?

I would say that choosing the right agent is about more than simply selling a property—it’s about having someone you can trust to guide you through the entire journey. I take great pride in building long-term relationships with my clients and delivering a service that is professional, transparent and genuinely focused on their needs. Whether you’re considering a move now or simply exploring your options for the future, I’d be delighted to have a conversation and share my local knowledge and experience to help you make the right decision with confidence.

Meet Hayley Hunt: F&P Agency’s New Managing Partner for Sunningdale

F&P Agency is delighted to welcome Hayley Hunt as our new Managing Partner for Sunningdale and the surrounding villages.

With deep roots in the local community, a lifelong passion for property and a career built around exceptional client relationships, Hayley brings a unique combination of expertise, local knowledge and personal experience to the role.

As Managing Partner for Sunningdale, Hayley combines her extensive local insight with F&P Agency’s modern, client-focused model, allowing her to offer a highly personal service tailored to the needs of every buyer and seller.

We sat down with Hayley to learn more about her journey into property, her connection to Sunningdale and what clients can expect when working with her.

Hayley, could you share a little about your professional background and what led you to a career in property?

Growing up in a family of property developers, I developed an early interest in homes and the property industry. My professional career initially took me in a different direction when I signed with Storm Model Management, leading to opportunities to work internationally with a variety of brands and people from all walks of life.

As the face of Scottish Widows, I represented the brand both in the UK and internationally, including initiatives promoting Women’s financial awareness and pension planning at the Houses of Parliament. I was also proud to serve as a Scottish Widows ambassador during the London 2012 Olympic Games. These experiences strengthened my communication, relationship building, and people skills, all of which are invaluable in property.

Combining those skills with my passion for homes and extensive local knowledge made a career in property a natural and exciting next step.

What’s your personal connection to Sunningdale and the surrounding villages?

My Connection to Sunningdale and the surrounding villages is both personal and longstanding. I moved to Sunningdale on Lady Margret Road at the age of 11, and have lived in both Sunningdale and Sunninghill, giving me a deep understanding of the local area and community.

Over the years, I have experienced many aspects of life here. I regularly travelled to London for work via Sunningdale station and have always appreciated the area’s excellent transport links, which make it so attractive to professionals and families alike. I also worked at Lavershot Barns as store Manager, where I enjoyed building relationships with customers and becoming even more involved with the local community.

Having raised my three children here, all of whom attended local schools, I have firsthand knowledge of the area’s excellent education, amenities, and family friendly lifestyle. I also enjoy spending time at the local Golf Club’s. My parents and brother are keen golfers and have encouraged me to develop an appreciation for the game. Above all, it’s the people and strong sense of community that makes this such a special place to live.

In your experience, what really sets Sunningdale apart as both a place to live and a property market?

What sets Sunningdale apart is the lifestyle it offers. It’s rare to find an area that combines beautiful countryside, a strong sense of community and excellent connectivity to London so effortlessly. Having commuted into London myself from Sunningdale Station, I know firsthand how attractive the direct links are for professionals, and with Heathrow being so close by. Families are drawn to the outstanding schools and village atmosphere.

The area is surrounded by some of the country’s most beautiful green spaces, including Windsor Great Park, the stunning Savill Gardens and nearby Virgina water. It’s also home to world renowned sporting venues including Sunningdale Gold Club, Wentworth, Ascot racecourse and Windsor Castle a short drive away, which contributes to the area’s unique character and prestige.

What I particularly love is the community spirit. From Village fairs and local events to independent cafes, restaurants and pubs, there is always something happening. Places such as Fego’s Restaurant, Bluebells, The glass house by Seasons, or the Carpenter Arms pub in the heart of Sunninghill. With annual events across Windsor and Ascot area, including Royal Ascot and Windsor flower show, bring the community together throughout the year.

From a property perspective, Sunningdale offers an exceptional mix of homes, from charming period cottages and family houses to some of the most prestigious properties in the country. Combined with its enduring appeal, excellent amenities and strong community feel, it’s easy to understand why so many people choose not to just move here, but to stay.

What do you believe clients value most from an agent in today’s market?

What clients value the most from an agent in today’s market are trust, expertise, and clear communication. Buying or selling a home is one of the most significant decisions people make, so they want an agent who is knowledgeable, proactive, and genuinely invested in achieving the best outcome for them.

Local market knowledge is particularly important. Clients rely on their agent to provide accurate advice on pricing, market conditions and buyer behavior, helping them make informed decisions with confidence. Equally, they value honesty and transparency throughout the process, especially in a market that can change quickly.

Strong communication is another key factor. Clients appreciate regular updates, prompt responses, and an agent who keeps them informed at every stage of the transaction. Being accessible and managing expectations effectively helps build confidence and reduce stress.

How does the F&P Agency model allow you to deliver a better experience for your clients?

What attracted me to F&P Agency is its modern, client focused approach. As a self-employed agent, I have the freedom and flexibility to dedicate more time and attention to my clients, providing a truly personal service from start to finish.

Another key advantage of the F&P model is the collaborative culture. Rather than competing against colleagues within the same office, each agent focuses on their own area and works together as part of a supportive network. This means we can share Knowledge, experiences and guidance, ensuring clients benefit not only from my exercise but also from the collective strengths of the wider F&P team.

What can clients expect when they choose to work with you as their agent?

Clients can expect a personal, honest, and professional service from start to finish. I believe in building strong relationships based on trust, clear communication, and understanding each client’s individual needs.

Whether they are buying or selling their property, I will be approachable, proactive, and committed to guiding them through every stage of the process. My goal is to make what can often be a stressful experience as smooth and enjoyable as possible while delivering the best possible outcome.

Finally, what would you say to homeowners or buyers who are considering working with you?

If you are considering working with me, I’d love the opportunity to help. I bring a genuine passion for property, extensive local knowledge, and a personal approach to every client relationship.

Whether you’re buying, selling or simply looking for advice, you can expect honesty, clear communication and someone who will always go the extra mile to achieve the best possible outcome for you.

If you’re thinking of selling in Sunningdale, or the surrounding area, Hayley would love to help. Get in touch today for a no-obligation chat about your next move.

                  Preparing Your Home For Sale

Moving homes is an exciting time filled with thoughts of your new dream house. Our job is to help you present your old house in the best possible light to maximise your property’s potential. That’s why we’re here to provide you with invaluable tips and tricks to help you prepare beforehand.

Our expertise and commitment to showcasing your property’s true potential will ensure a smooth and rewarding selling experience. So, let’s dive in and make sure your old house shines, capturing the attention of eager buyers.

Freshen Up Your Home for a Stellar Impression

At Fisher & Partners, we know that a clean home leaves a lasting impact on potential buyers. Take the extra time to deep clean every nook and cranny, from the tops of cabinets to hidden corners. If you’re still living in the property, consider hiring professional cleaners to ensure a sparkling presentation.

Create an Inviting Atmosphere with a Pleasant Scent

First impressions matter, including how your home smells. Avoid overpowering scents and opt for a subtle, well-maintained fragrance. One clever tip is to add a touch of polish to your radiators, giving your home a welcoming and cared-for aroma. A few strategically placed scented candles can also enhance the ambiance without overwhelming the senses.

                  Showcase Your Space by Decluttering

Maximise the potential of your property by decluttering and showcasing its true beauty. Box up unnecessary items and temporarily store them elsewhere, allowing your home to feel more spacious and inviting. This clean and open environment will capture buyers’ attention and help them envision their own possibilities within the space.

Create a Blank Canvas with Neutral Decor

To appeal to a wide range of tastes, consider neutralising your decor. While your personal style may be unique, neutralising the space allows buyers to envision their own preferences and possibilities. A fresh coat of paint and subtle decor adjustments can create a blank canvas that speaks to their imagination.

Embrace Natural Light and Outdoor Vibes

Open up your home to natural light by drawing back curtains and letting sunshine flood in. This brightens the space and creates an inviting atmosphere. Add a touch of nature with potted plants or fresh flowers to enhance the freshness and vitality of your property.

Highlight Storage Spaces for Added Value

Organise your storage spaces to maximise their potential. Potential buyers appreciate ample storage, so ensure closets are well-organised, clothes are neatly hung, and oversized furniture is removed. Presenting everything in its rightful place showcases the functionality and value of your property’s storage options.

Transform Your Bathroom into a Tranquil Retreat

Create a spa-like experience in your bathroom by stacking coordinated towels, adding scented candles, and incorporating small plant pots for a touch of nature. Coordinated bath mats and towels create a cohesive and harmonious look, while the simple act of closing the toilet seat can make a significant difference in overall appeal.

Fisher & Partners understands the power of these home staging techniques. By following these tips, you can make a remarkable difference in how potential buyers perceive your property. If you need help with getting your home show-ready, our property concierge service can connect you to professional organisers and home stagers to assist.

Contact us today to book an accurate market appraisal to find out your home’s true value. Then get ready to impress, maximise your property’s potential, and secure the sale you deserve.

How To Choose The Right Estate Agent For Your House Sale

how to choose an estate agent

When it comes to selecting an estate agent, it’s important to consider more than just the surface-level factors. At Fisher & Partners, we believe in providing you with a personal and hands-on experience that sets us apart from those who prioritise quantity over quality.

Here are some additional key points to help you make an informed decision.

                  Personalised Attention

Unlike firms that aim to manage as many properties as possible, our bespoke teams offer a more intimate and dedicated approach. With us, you can expect a personalised experience, ensuring that your unique needs and desires receive the utmost attention and care.

                  Quality over Quantity

While some agents boast the largest market share, it’s crucial to question their focus. Are they genuinely dedicated to selling your property, or are you simply part of their inventory? Opt for an agent who demonstrates a vested interest in your property and aligns with your goals.

                  Ethos Alignment

Take the time to understand the ethos of the estate agent’s company. Evaluate whether their values and approach align with your own. You deserve an agent who genuinely looks out for your best interests and supports your sale throughout the entire process.

                  Communication and Compatibility

Engage in direct conversations with prospective agents instead of relying solely on email correspondence. This allows you to assess their communication style and how they intend to work with you. Prepare a list of questions that delve deeper into their services, such as contract terms and termination clauses. Remember, it’s not just about the fee but the overall fit and level of service provided.

                  Value vs. Cost

Don’t fall into the trap of assuming that the agent offering the best rate is automatically the best choice. The wrong agent can ultimately cost you more than selecting the right one, even if their fees initially appear lower. Look beyond the surface and consider the long-term benefits of working with an agent who prioritises your success, values your home correctly and delivers outstanding results.

At Fisher & Partners, we understand the hidden factors that really make a difference in your real estate journey. Our team is committed to providing an exceptional experience tailored to your needs, ensuring your property sale is handled with the utmost care and expertise.

Choose wisely and invest in an agent who brings value beyond the surface. Fisher & Partners is transforming the way prime property is sold, so if you’d like help with maximising your property’s potential get in touch with the Managing Partner for your area.

F&P Coffee Morning with Outside Design

In our recent Fisher & Partners Coffee Morning, we had the pleasure of chatting with Nicola Bailey Gibson from Outside Design, a landscaping company dedicated to unlocking the potential of outdoor spaces.

Q: What does Outside Design specialise in?

A: At Outside Design, we specialise in helping homeowners unlock the full potential of their gardens. We tailor our designs to fit various lifestyles and preferences, aiming to create outdoor spaces that seamlessly complement the home’s interior while reflecting the unique needs of each homeowner.

Q: Can you walk us through the process of creating a stunning garden?

A: Certainly! Our process begins with an in-depth consultation where we take the time to understand the client’s needs and budget. From there, we dive into designing the garden, considering elements such as layout, materials, and plant selection. Once the design is approved, we collaborate with trusted contractors to bring the vision to life, ensuring that every detail aligns perfectly with the client’s expectations.

Q: How does landscaping contribute to the value of properties?

A: Landscaping plays a crucial role in enhancing curb appeal and making a lasting impression on potential buyers. We’ve seen firsthand the instant impact that well-designed landscaping can have on property sales. By investing in outdoor spaces, sellers can attract more buyers and potentially increase the property’s value by 10% to 15%.

Q: Any tips for preparing gardens for spring and summer?

A: As we approach spring and summer, it’s essential to simplify garden layouts, declutter, and focus on cohesive design elements. I recommend creating a journey within the garden, incorporating designated seating areas and thoughtful spatial planning to maximise enjoyment during the warmer months.

Q: Where does Outside Design operate, and how can people find you?

A: Outside Design primarily operates in the home counties, with a particular focus on areas like Hampshire and Berkshire. Interested homeowners can easily find us on LinkedIn, Instagram, and our website, where they can explore our services and connect with us to discuss their garden design needs.

At Fisher & Partners, we love hosting these coffee mornings to connect with local businesses like Outside Design. Supporting local companies not only strengthens our community but also provides our clients with access to exceptional services for their homes. We look forward to continuing to showcase and collaborate with businesses that share our commitment to exceptional quality and service.

Selling Your Home Amid A Relationship Breakdown

                  selling homes in divorce

When facing a relationship breakdown and/or divorce, the prospect of selling a property ranks among the most daunting challenges one can encounter. Sadly, these two life events often intertwine, compounding stress and uncertainty. If you find yourself in this situation, read on for guidance on managing the process with grace and clarity.

Separation is never easy, and the decision to end a relationship often necessitates parting ways with a shared property. If the property is rented, serving notice and managing rent payments may seem straightforward. However, if you own your home, the process can be complex and add an additional layer of stress.

Numerous decisions loom on the horizon. Who will retain ownership of the property, if anyone? Is buying out your partner and keeping the property a viable option, financially speaking? Alternatively, will selling the property be the most practical solution?

                  Considerations to Keep in Mind

Property Value: Assessing the property’s value can significantly influence your decision-making process. Is the value sufficient to settle the mortgage? Even if you’re not yet committed to selling, arranging a property valuation can provide valuable insights. Visit our website to schedule an in-person valuation or opt for an instant online assessment to gauge pricing without immediate commitment.

Financial Implications: Taking sole responsibility for the property’s expenses may represent a substantial financial shift. Landlords Increasingly Selling Their Rental Inventory

                  landlords selling

In the ever-evolving landscape of the British property market, landlords are finding themselves at a crossroads. The rise in mortgage rates and living costs, compounded by significant legislative changes, is prompting a re-evaluation of rental property ownership. Fisher and Partners, led by the experienced Toby Hill, stands ready to help.

                  The Challenge at Hand

Recent reports have shed light on the stark reality facing landlords today. With the buy-to-let market we’ve witnessed a notable trend: landlords across Great Britain are choosing to sell their properties in an attempt to offset losses from tax changes, rate hikes, and stringent regulations.

This shift has not only reduced the number of available rental properties but has also led to an increase in rents, affecting the dynamics of the property market profoundly.

                  Expert Insight from Toby Hill

Toby Hill, a managing partner at Fisher and Partners, with his finger firmly on the pulse of the lettings market, observes, “The landscape for landlords has shifted dramatically over recent years. With the accumulation of tax changes, escalating mortgage costs, and the looming updates to energy performance standards, it’s understandable why many are reconsidering their investment. Despite these challenges, there are strategic exits and opportunities for those looking to sell, ensuring they can do so in a manner that safeguards their financial future.”

How Fisher and Partners Can Help

This collaboration ensures that our service extends from the initial consultation to the final sale, addressing all required elements of a property investment sale.

                  A Unique Approach to Selling

Our strategy goes beyond the conventional selling process. We recognise the importance of presenting your property in the best possible type of buyer.  This can include professional video tours and high-quality marketing material, we’re committed to maximising your property’s appeal to potential buyers.

Our aim is to secure the best possible price, even in a tough market, ensuring you can exit the market with confidence.

With the property market in flux, making informed decisions has never been more critical. As Toby Hill aptly puts it, “Inaction can be costly in this market. Landlords need to assess their positions, considering both the immediate financial pressures and the long-term outlook of their investments.”

Decided it’s time to sell your home? Here’s what to do next

                  sell your home

Thinking about selling your home? You’re not alone. It’s a decision that many homeowners ponder for about a year before diving in. That’s a whole twelve months of strategising, researching, and gearing up for the big task ahead.

Let’s face it, selling a property isn’t something we do every day. It’s a major life event that can feel overwhelming. The uncertainty of when it’ll sell, when you’ll move, how much you’ll get for it, and what your next move will be can certainly add to the stress. No wonder it takes time to psych ourselves up for it.

But fear not, we’re here to guide you through it all. Here are some tips to help you navigate the early stages of planning your sale:

First off, make the decision. Selling your home is a big deal, so take your time weighing up your options. Whether it’s outgrowing your current space or planning for the future, your reasons need to be solid.

Next, think about your future plans. Will you be buying another property, or considering a stint in rented accommodation? It’s worth pondering over now, even if you’re not quite ready to start house-hunting.

Now, let’s talk finances. Get a handle on your financial situation by figuring out your property’s value and how much equity you have. This will help you set a budget for your next move.

Once the numbers are sorted, it’s time to prep your home for sale. Remember the golden rule: declutter like there’s no tomorrow. A clutter-free space looks bigger and more appealing to potential buyers.

And finally, choose your estate agent wisely. Do your homework, arrange valuations, and find out about their marketing strategies. You need an agent who’ll go the extra mile to showcase your property and get you the best deal.

Need a hand with your property valuation? Whether you’re ready to sell or just exploring your options, our team of expert agents is here to help.

When booking a market appraisal with us:

                  • We’ll assess your home’s condition, size, layout, features, and any unique selling points that could affect the value.
                  • We’ll conduct a comparative analysis to determine a competitive and realistic market price.
                  • We’ll discuss your property’s potential market value considering market trends, location, property condition, and unique attributes.
                  • We’ll provide advice on potential improvements or staging tips to enhance the property’s appeal.
                  • We’ll propose a marketing strategy tailored to the property’s features and target market.

Get in touch, and let’s make this journey smoother for you. We’d be delighted to support you.

Easing into Home: A Guide to the First 30 Days in Your New Property

                  moving day

Are you on the verge of sealing the deal on your new home? Is moving day approaching? If you’ve been anticipating this moment for weeks or months, eager to move in and make the space your own, we’ve got essential tips for you on how to settle into your new property within the first 30 days.

The Journey to Your New Home

Embarking on the journey of moving house is a significant undertaking that demands meticulous planning. Once the keys are in your hands, and the stress of the move is behind you, what awaits in those crucial first 30 days?

                  1. Unpacking Essentials: Get the Kettle On

The initial moments involve the removal company bringing your belongings into the property. Ensure a smooth start by having a box of tea-making essentials within easy reach or clearly labeled. A comforting cup of tea is often the first thing people make in their new homes, setting a positive tone for your new chapter. And possibly Champagne for later…

                  2. Clean and Refresh

Despite the property’s cleanliness upon handover, it’s a common practice to clean before unpacking. Have your cleaning supplies readily available and marked for easy access, allowing you to create a fresh and welcoming environment.

                  3. First-Night Box or Bag

Prepare a ‘first-night’ box or bag, mimicking a hotel stay. This ensures that essentials such as your toothbrush, PJs, and clean clothes for the next day are easily accessible, simplifying your first night in your new home.

                  4. Find Your Feng Shui

Make the space truly yours by rearranging furniture until you’ve found the perfect arrangement that suits your style and sense of Feng Shui. You’re not bound to replicate the layout of the previous occupants; personalise it to match your preferences.

                  5. Crafting Your Plan

Consider your DIY plans for the property within the first month. Deciding whether to put your stamp on the home immediately influences how you unpack and arrange specific items. Planning ahead ensures a smoother transition as you decorate and personalise your space.

                  6. Community Connection

Take the time to introduce yourself to the community, engage in local events, and enjoy a meal at the nearby pub. Building connections with neighbours and becoming familiar with your new town contributes to a sense of settlement and belonging.

Some of our favourites include: The Carpenters, The Dog & Partridge (Sunninghill), The Winning Post and Don Beni (Winkfield), and The Pinkneys Arms and The Crown (Maidenhead).

                  Restoring Normality

After the upheaval of the move, a quick settlement into your new home restores normality, allowing you to embrace your surroundings and meet your new neighbours. Your hard work in the buying and selling process deserves a swift transition, setting the stage for the life you’ve dreamed of in your new home.

Thinking of making a move in 2024? Fisher & Partners is here to guide you through the process and help you find your dream home. If you’re looking to sell your property, we’d be delighted to give you a free market appraisal. Contact your local managing partner, and we will set up a time to chat. We’d be delighted to hear from you.
