We sat down with Hayley to learn more about her journey into property, her connection to Sunningdale and what clients can expect when working with her.

Hayley, could you share a little about your professional background and what led you to a career in property?

Growing up in a family of property developers, I developed an early interest in homes and the property industry. My professional career initially took me in a different direction when I signed with Storm Model Management, leading to opportunities to work internationally with a variety of brands and people from all walks of life.

As the face of Scottish Widows, I represented the brand both in the UK and internationally, including initiatives promoting Women’s financial awareness and pension planning at the Houses of Parliament. I was also proud to serve as a Scottish Widows ambassador during the London 2012 Olympic Games. These experiences strengthened my communication, relationship building, and people skills, all of which are invaluable in property.

Combining those skills with my passion for homes and extensive local knowledge made a career in property a natural and exciting next step.

What’s your personal connection to Sunningdale and the surrounding villages?

My Connection to Sunningdale and the surrounding villages is both personal and longstanding. I moved to Sunningdale on Lady Margret Road at the age of 11, and have lived in both Sunningdale and Sunninghill, giving me a deep understanding of the local area and community.

Over the years, I have experienced many aspects of life here. I regularly travelled to London for work via Sunningdale station and have always appreciated the area’s excellent transport links, which make it so attractive to professionals and families alike. I also worked at Lavershot Barns as store Manager, where I enjoyed building relationships with customers and becoming even more involved with the local community.

Having raised my three children here, all of whom attended local schools, I have firsthand knowledge of the area’s excellent education, amenities, and family friendly lifestyle. I also enjoy spending time at the local Golf Club’s. My parents and brother are keen golfers and have encouraged me to develop an appreciation for the game. Above all, it’s the people and strong sense of community that makes this such a special place to live.

In your experience, what really sets Sunningdale apart as both a place to live and a property market?

What sets Sunningdale apart is the lifestyle it offers. It’s rare to find an area that combines beautiful countryside, a strong sense of community and excellent connectivity to London so effortlessly. Having commuted into London myself from Sunningdale Station, I know firsthand how attractive the direct links are for professionals, and with Heathrow being so close by. Families are drawn to the outstanding schools and village atmosphere.

The area is surrounded by some of the country’s most beautiful green spaces, including Windsor Great Park, the stunning Savill Gardens and nearby Virgina water. It’s also home to world renowned sporting venues including Sunningdale Gold Club, Wentworth, Ascot racecourse and Windsor Castle a short drive away, which contributes to the area’s unique character and prestige.

What I particularly love is the community spirit. From Village fairs and local events to independent cafes, restaurants and pubs, there is always something happening. Places such as Fego’s Restaurant, Bluebells, The glass house by Seasons, or the Carpenter Arms pub in the heart of Sunninghill. With annual events across Windsor and Ascot area, including Royal Ascot and Windsor flower show, bring the community together throughout the year.

From a property perspective, Sunningdale offers an exceptional mix of homes, from charming period cottages and family houses to some of the most prestigious properties in the country. Combined with its enduring appeal, excellent amenities and strong community feel, it’s easy to understand why so many people choose not to just move here, but to stay.

What do you believe clients value most from an agent in today’s market?

What clients value the most from an agent in today’s market are trust, expertise, and clear communication. Buying or selling a home is one of the most significant decisions people make, so they want an agent who is knowledgeable, proactive, and genuinely invested in achieving the best outcome for them.

Local market knowledge is particularly important. Clients rely on their agent to provide accurate advice on pricing, market conditions and buyer behavior, helping them make informed decisions with confidence. Equally, they value honesty and transparency throughout the process, especially in a market that can change quickly.

Strong communication is another key factor. Clients appreciate regular updates, prompt responses, and an agent who keeps them informed at every stage of the transaction. Being accessible and managing expectations effectively helps build confidence and reduce stress.

How does the F&P Agency model allow you to deliver a better experience for your clients?

What attracted me to F&P Agency is its modern, client focused approach. As a self-employed agent, I have the freedom and flexibility to dedicate more time and attention to my clients, providing a truly personal service from start to finish.

Another key advantage of the F&P model is the collaborative culture. Rather than competing against colleagues within the same office, each agent focuses on their own area and works together as part of a supportive network. This means we can share Knowledge, experiences and guidance, ensuring clients benefit not only from my exercise but also from the collective strengths of the wider F&P team.

What can clients expect when they choose to work with you as their agent?

Clients can expect a personal, honest, and professional service from start to finish. I believe in building strong relationships based on trust, clear communication, and understanding each client’s individual needs.

Whether they are buying or selling their property, I will be approachable, proactive, and committed to guiding them through every stage of the process. My goal is to make what can often be a stressful experience as smooth and enjoyable as possible while delivering the best possible outcome.

Finally, what would you say to homeowners or buyers who are considering working with you?

If you are considering working with me, I’d love the opportunity to help. I bring a genuine passion for property, extensive local knowledge, and a personal approach to every client relationship.

Whether you’re buying, selling or simply looking for advice, you can expect honesty, clear communication and someone who will always go the extra mile to achieve the best possible outcome for you.
